Most renovation
stories don't have
a happy ending.

Delays, disappearing contractors, costs that creep beyond the quote, and a finished result that looks nothing like what you imagined. It's a familiar story — and it doesn't have to be yours.

Groundwork is a Pretoria-based renovation studio. We manage residential and small commercial projects from first consult to final handover, with a trusted crew, a clear process, and no surprises along the way.

We bring the design thinking, the project management, and the trades experience. You bring the vision. Together, we build something worth living in.

The Process

Four steps. No surprises.

Every project follows the same clear structure — so you always know where things stand, what's coming next, and what it's going to cost.

01  Consult
We listen first
A site visit to understand the space, your vision, your timeline, and your budget. No hard sell, no guesswork.
02  Scope
Everything in writing
A clear, itemised scope document with a fixed quote, material selections, and a realistic build timeline.
03  Build
Weekly updates
Our experienced crew gets to work. You receive weekly progress updates — photo and notes — without having to chase anyone.
04  Handover
Done properly
A walkthrough, a snagging review, and your sign-off before a single final payment is made. Your space, as agreed.

The work
speaks for itself.

Every project is different. Every space has its own story. What stays constant is the quality of execution and the care taken with each decision along the way.

Have a project in mind?

We work on residential renovations and small commercial fit-outs across Pretoria and Gauteng. Start with a conversation.

Groundwork Studio · Pretoria

A process built
around your project.

Most renovation anxiety comes from the unknown — not knowing what's happening on site, not knowing if the budget will hold, not knowing who to call when something goes wrong.

Our process is designed to remove that anxiety entirely. Every step is clear, every decision is documented, and you have one person to call throughout.

01
The Consult
Week one

We come to you.

The first step is a site visit. We walk the space with you, ask the right questions, and listen to what you actually want — not what we think you should want. We talk through the scope, the timeline, and what a realistic budget looks like for what you're describing.

There's no commitment at this stage and no cost. It's a conversation. If it feels like a good fit, we move forward. If it doesn't, we'll tell you honestly.

What you get
  • Site visit at a time that suits you
  • Honest assessment of scope and feasibility
  • Ballpark budget guidance before any commitment
02
The Scope
Week one to two

Everything in writing, before anything starts.

Within a week of the consult, you receive a full scope document. Line-by-line breakdown of all work to be done, materials to be used, and what each element costs. No vague descriptions, no hidden extras.

If you want to make changes to the scope — add something, remove something, adjust the spec — we revise the quote before anything is signed. Once you approve it, that's the number we work to.

Material selection.

We help you choose materials that work within your budget and your aesthetic. Tiles, fittings, finishes, paint colours — we guide the selection and source everything on your behalf, handling supplier relationships and procurement so you don't have to spend your weekends in tile shops.

What you get
  • Itemised written quote — fixed, not estimated
  • Material recommendations with cost breakdowns
  • Signed project agreement with payment terms
  • Confirmed build start date and timeline
03
The Build
Ongoing

We run the site so you don't have to.

Our experienced crew works under direct daily management. They've built together for over a decade — they understand quality, they understand sequencing, and they show up. We handle every coordination point: materials delivery, sub-trades where needed, inspections, problem-solving.

You don't need to be on site every day. You don't need to manage anyone. That's our job.

Weekly progress updates.

Every week, without exception, you receive a progress update — photos of the current state of the site, what was completed, what's happening next, and whether the timeline is on track. If there's an issue, you hear about it from us first — with a proposed solution already in hand.

What you get
  • Full site management, daily
  • Weekly WhatsApp photo and progress update
  • Direct access to us if anything comes up
  • Proactive issue flagging — never a surprise
04
The Handover
Final stage

We don't disappear at the end.

When the work is complete, we walk the space with you — together, in detail. Anything that isn't exactly right gets noted, addressed, and signed off before the final payment is made. The snagging list is our responsibility, not yours to chase.

You sign off when you're satisfied. Not before.

What you get
  • Joint walkthrough and snagging review
  • All issues resolved before final payment
  • Your sign-off on completion
  • Photos of the finished space for your records
Payment Structure

Fair, clear, and
staged for your protection.

Every project uses a three-stage payment structure — because you shouldn't have to pay for work that hasn't happened yet, and we shouldn't have to carry costs indefinitely. It keeps things honest on both sides.

50%
On signing
Covers materials procurement and project mobilisation. Nothing starts until this is confirmed.
30%
At midpoint
Triggered at an agreed milestone in the build — typically structural and primary trades completion.
20%
On your sign-off
Paid only when you've walked the space and you're satisfied with what's been delivered.

We won't
take a job
we can't deliver.

We're deliberately selective about the projects we take on. Not because we're precious about it — but because overpromising and underdelivering is how this industry has earned its reputation.

If your project isn't the right fit for us, we'll tell you at the consult and point you toward someone who can do it better. That honesty costs us a job in the short term. It's built every client relationship we have.

About Groundwork

Built on a decade of
getting it right.

Groundwork Studio started with a simple observation: the renovation industry in South Africa has a trust problem. Not a skills problem. A trust problem. Finding someone who shows up, communicates clearly, finishes on time, and delivers what they quoted — that's the hard part.

We exist to be that company.

Our approach combines creative direction with rigorous project management. We think carefully about materials, finishes, and spatial decisions — because a renovation should leave you with something better than what you had, not just something newer. And we back that thinking with an experienced on-the-ground crew who've been building together for over a decade.

We work across Pretoria and Gauteng, primarily on residential renovations and small commercial fit-outs. We're deliberately not the biggest company in the room — because that's how we stay hands-on with every project we take on.

One point of contact You speak to the person managing your project, not a call centre. Direct, always.
Fixed quotes, not estimates We don't quote a number and revise it later. The scope is agreed upfront, in writing.
Design thinking, not just building Material selection, spatial decisions, finish quality — we think about how it'll look when it's done, not just how it'll build.
We select projects carefully We take on what we can deliver well. If a project isn't right for us, we'll say so at the consult.
The Crew

Experience you can
see in the finish.

Our site lead has been building in Pretoria for over ten years — full renovation scope, from structural work and plastering through to tiling, painting, and all finishing work. He manages a tight crew of reliable, skilled tradespeople he's worked with for years.

They don't do twelve jobs at once. When they're on your site, they're on your site.

That consistency — the same faces, the same standards, on every job — is something most renovation companies can't offer. We can, because we've built it deliberately over many years.

A house redesigned
from the inside out.

The Menlo Park Residence came to us as a comfortable but dated four-bedroom home. The brief was clear: transform the interior completely — new kitchen, new flooring throughout, updated bathrooms, and the addition of a full third bathroom and guest WC to better suit the household's needs.

This is a whole-home project. Every surface, every fitting, every finish is being reconsidered. The result will be a home that looks and functions like it was designed with intention — because it was.

We're currently mid-build, with structural and primary trades complete and finishing work underway. Progress photos below document the transformation as it happens.
